What Is Stain & Seal?

Concrete stain doesn't sit on the slab the way paint does — it becomes part of it. The color is translucent, so the concrete's natural variation reads through: trowel arcs, aggregate shadows, the subtle mottling every slab carries. That's the magic of a stained floor. It has depth. It looks like stone, leather, or old-world plaster, depending on the palette — and no two floors ever come out the same.

We work with two families of stain. Reactive acid stains are mineral solutions that chemically react with the lime in your concrete, developing marbled, variegated earth tones — ambers, terracottas, walnut browns, mossy greens — that are literally permanent, because the color is a chemical change in the slab, not a film on it. Water-based stains take the modern route: a broad, controllable palette from soft translucent grays to saturated colors, with more uniform coverage and no reaction chemistry — the pick when you want a specific, consistent tone.

Either way, the color gets locked under a premium clear sealer system — the same urethane/siloxane finish from our grind & seal service for UV-stable, breathable protection, in your choice of matte, satin, or gloss. Indoors or out, the sealer is what keeps the color rich and the maintenance minimal for years.

Acid Stain vs. Water-Based Stain

Reactive Acid Stain

A mineral solution that reacts with the concrete itself, developing color over hours like a photograph. The result is variegated, marbled, and utterly unique — richest in the earth-tone family. Because the color is a chemical change in the slab, it can never peel or flake. After the reaction completes, we neutralize, rinse, and seal.

Water-Based Stain

Translucent pigment carried into the pores of the ground slab. The palette is wide open — cool grays, warm taupes, blues, even bold brand colors — and coverage is more uniform and predictable than reactive chemistry. Low odor and fast-working, it's the modern designer's stain.

Stains & Sealers We Use

Color is only half the job — the sealer system is what keeps it beautiful for a decade.

Reactive Acid Stains

Professional-grade mineral stain solutions in the classic earth-tone range. Applied by sprayer and worked in, allowed to react and develop, then neutralized and rinsed clean before sealing. Colors can be layered and blended for tortoiseshell depth no factory floor can imitate.

Water-Based Penetrating Stains

Low-VOC translucent stains that carry pigment deep into the open pores of a diamond-ground slab. Available in a wide designer palette, layerable for custom effects, and predictable enough for logo work, borders, and multi-tone patterns.

Densifier

Before color, we harden the canvas: a lithium silicate densifier reacts within the surface to densify and dust-proof the slab, so both the stain and the sealer above it anchor into strong, tight concrete.

Clear Sealer Systems

Indoors, a premium clear urethane delivers wear resistance with your choice of sheen. Outdoors — and anywhere sun hits — we finish with the urethane/siloxane hybrid: UV-stable so the color never yellows, breathable so slab moisture never blisters it, and waterproof against Lowcountry rain. Matte, satin, or gloss.

Prep Is Everything

Ninety percent of coating failures trace back to poor preparation. That's why we never skip it — and never rush it.

Stain quality is decided before the first drop of color: the slab must be uniformly ground and perfectly clean, or the stain takes unevenly and every flaw telegraphs. Our 20–30 inch propane diamond grinders open the surface consistently across the whole floor while SVX-series HEPA vacuums leave it spotless — the difference between blotchy color and the deep, even tones you saw in the sample.

Propane Diamond Grinders

Our 20–30 inch propane planetary diamond grinders profile the entire slab evenly — no cords, no missed spots, no shortcuts. Every floor is mechanically ground to the correct concrete surface profile (CSP) for the system going down on top of it.

Our SVX-series industrial HEPA vacuums connect directly to the grinders, capturing dust at the source. Your home or business stays clean, and the slab is left spotless and ready to bond.

Moisture Testing

Coastal Georgia slabs carry moisture. We test every floor for moisture vapor transmission before a drop of product goes down — and apply a dedicated moisture vapor barrier when the readings call for it.

Crack & Joint Repair

Cracks, spalls, and pitting get patched with fast-setting repair mortars and ground flush. Expansion joints are honored so slab movement never telegraphs through your new floor.

Stain & Seal FAQ

Will my floor look exactly like the sample photos?+
It will look like your floor — and that's the point. Stain is translucent, and every slab takes color a little differently based on its finish, age, and mineral content. We sample colors on your actual concrete before committing, so the surprise factor lands where it should: delight, not shock.
What's the real difference between acid stain and water-based stain?+
Acid stain chemically reacts with the slab and develops marbled, variegated earth tones that are permanently part of the concrete. Water-based stain deposits translucent pigment into the pores — broader palette, more consistent tone, more design control. Rustic character vs. modern precision, roughly speaking. Plenty of projects combine both.
Can stained concrete go outdoors?+
Yes — with the right sealer, which is exactly why our exterior stained floors get the urethane/siloxane topcoat. It's UV-stable so the color won't fade or yellow, and breathable so slab moisture escapes instead of blistering the finish. Stained patios and porches are some of our favorite Southern projects.
Will the color fade or peel?+
Acid stain color physically cannot peel — it's a chemical change in the slab. What protects the look long-term is the sealer, and our UV-stable systems keep color rich for years. When the sealer eventually wears in traffic lanes, a clean-and-recoat refreshes the whole floor without touching the color.
Can you do patterns, borders, or logos?+
Yes. Saw-cut borders, geometric scoring, two-tone fields, and stained logos are all on the menu — stain's translucence makes layered, dimensional designs look carved rather than painted.
My slab has patches and history. Will stain hide that?+
Stain celebrates character but doesn't hide surgery — patches and repairs take color differently and will show. Sometimes that reads as beautiful, honest patina; sometimes it doesn't. We'll assess your slab honestly, and when it's the wrong canvas we'll steer you toward a flake or overlay system instead.
How long until we can use the floor?+
Plan on two to three days for the full process, with light foot traffic the morning after the final seal coat and furniture back in at 48–72 hours. Acid stains need their reaction and neutralization time — rushing color is the one mistake you can't sand out.
