Seamless, sanitary, slip-resistant — the decorative commercial floor system that installs over a weekend and works hard for 15+ years.
The most popular commercial coating in America — a decorative, seamless, hose-it-down floor system that opens for business fast.
Walk into a well-run vet clinic, brewery taproom, or firehouse around Savannah and odds are you're standing on a flake floor. There's a reason: no other commercial finish combines a decorative, customer-facing look with this level of durability, cleanability, and speed of installation.
The system is a three-layer build. A 100% solids epoxy basecoat goes down at a full 16 mils over diamond-ground concrete — thick enough to tolerate real moisture vapor pressure from the slab. Vinyl flake is broadcast to rejection into the wet base, building a dense decorative layer that hides scuffs, dirt, and years of traffic. A polyaspartic topcoat locks it all down with chemical resistance that handles everything from cleaning agents and bleach to oil, urine, and spilled product.
The finished floor is completely seamless — no grout lines, no tile edges, nowhere for bacteria or grime to hide. That's why flake systems show up anywhere cleanliness gets inspected: clinics, kennels, restrooms, locker rooms, and food-adjacent spaces.
Downtime is the hidden cost of any commercial floor. Because the system uses fast-cure chemistry, most installations happen over a weekend — grinding and base coats on day one, broadcast and topcoat on day two, and your doors open Monday morning. Foot traffic is typically fine within 24 hours of the final coat.
Commercial Flake System — Layer by Layer
If the space sees customers, animals, moisture, or mess — flake is probably the right answer.
The base system is excellent. These options tailor it to your operation.
Dozens of flake blends — neutral grays for clean professionalism, warm tones for hospitality, or a blend matched to your brand colors. The pigmented basecoat runs the color through the whole system.
Standard flake carries a light orange-peel texture. For wet zones — kitchens, wash bays, locker rooms — we add aggressive anti-skid media to meet the traction your insurance carrier wants to see. Prefer smoother for rolling carts? A second topcoat pass buries the texture.
For wash-down environments we install an integral cove base — the floor sweeps seamlessly up the wall 4–6 inches, eliminating the dirt-trap corner entirely. We also key-in clean terminations at drains, doorways, and dock plates so edges never lift.
Weekend and after-hours installation is standard practice. Tell us your hours — we'll work around them.

A crisp company logo in the entryway or shop bay is one of the most affordable pieces of permanent branding a business can buy — and around here, nobody forgets the floor with the logo in it.
Ninety percent of coating failures trace back to poor preparation. That's why we never skip it — and never rush it.
Commercial slabs hide surprises — old mastics, failed coatings, oil-soaked zones, and moisture issues that only show up under testing. Our 20–30 inch propane diamond grinders strip everything back to sound, open concrete while SVX-series HEPA vacuums keep the site clean enough to keep working around. We moisture-test every slab and patch every defect before coating, because a commercial floor that fails costs a lot more than the floor.
Our 20–30 inch propane planetary diamond grinders profile the entire slab evenly — no cords, no missed spots, no shortcuts. Every floor is mechanically ground to the correct concrete surface profile (CSP) for the system going down on top of it.
Our SVX-series industrial HEPA vacuums connect directly to the grinders, capturing dust at the source. Your home or business stays clean, and the slab is left spotless and ready to bond.
Coastal Georgia slabs carry moisture. We test every floor for moisture vapor transmission before a drop of product goes down — and apply a dedicated moisture vapor barrier when the readings call for it.
Cracks, spalls, and pitting get patched with fast-setting repair mortars and ground flush. Expansion joints are honored so slab movement never telegraphs through your new floor.
A proven five-step system — phased, after-hours, or over a weekend to keep your doors open.
We scope the slab, moisture, drains, and schedule constraints up front.
Full mechanical prep to CSP-3 with HEPA dust extraction.
Cracks, spalls, and joints addressed; moisture barrier where testing demands.
Pigmented 100% solids epoxy with flake broadcast to rejection.
Polyaspartic seal, striping and logos, final inspection.
