Sunrooms, basements, living areas, and whole modern homes — the slab under your feet can be the finished floor. Here's how.

More and more Lowcountry homeowners are skipping tile, LVP, and carpet entirely and finishing the concrete that's already there. Done right, an interior concrete floor is seamless, allergen-free, cool in the summer, nearly indestructible, and unlike anything else on the street. There's no grout to scrub, no planks to buckle in our humidity, and nothing to replace in ten years.

We install three interior finishes, and the right one depends on the look you're after and the condition of your slab. Polished concrete grinds and hones the slab itself to a stone-like shine — no coating at all. Grind & seal grinds the slab smooth and caps it with a clear protective sealer. Stain & seal adds rich, translucent color before sealing, for floors with warmth and character. All three start the same way: diamond grinding with our 20–30 inch propane grinders and dust-free HEPA extraction — your house stays clean, we promise.

Grind & Seal

The slab is ground smooth and clean, hardened with a densifier, then sealed under clear coats of urethane or epoxy. You keep the natural, industrial-chic concrete look — swirls, aggregate, character and all — with a protective film on top.

Stain & Seal

Translucent color — earthy acid-stain marbling or clean, consistent water-based tones — worked into the ground slab, then locked under a clear sealer. Every stained floor is one of a kind, with depth you can't get from any manufactured product.

How Each Finish Is Built

Different destinations, same disciplined starting point: diamonds, dust extraction, and a properly densified slab.

Polished Concrete — Ground, Not Coated

Polishing is a purely mechanical process. We grind the slab with coarse metal-bond diamonds to open it up, apply a lithium silicate densifier — a penetrating liquid that reacts inside the concrete and hardens the surface dramatically — then hone and polish through finer and finer resin-bond diamonds until the floor reaches your chosen sheen. Satin stops around 400 grit, semi-gloss around 800, and high gloss runs to 1,500–3,000 for a true mirror. A penetrating stain guard is burnished in at the end to resist spills.

Grind & Seal — Natural Look, Sealed Tight

We grind the slab smooth, densify it, then apply clear film-forming sealers — typically a urethane for interiors, chosen for wear resistance and a beautiful, even sheen from matte to gloss. The concrete's natural character stays on full display, but now it's dust-proof, stain-resistant, and easy to mop.

Stain & Seal — Color With Soul

Reactive acid stains chemically marry with the minerals in your slab, producing marbled, variegated earth tones that are permanent and impossible to replicate. Water-based stains offer a broader, more consistent palette — from soft neutrals to bold statements. Either way, the color is sealed beneath the same premium clear coats as a grind & seal floor.

Ninety percent of coating failures trace back to poor preparation. That's why we never skip it — and never rush it.

Interior work demands respect for the home around it. Our propane grinders run clean with no cords or fumes to manage, and every machine is tethered to an SVX-series HEPA vacuum that captures dust at the source — no film of concrete dust on the baseboards, no cleanup marathon after we leave. Furniture protection, sealed doorways, and tidy job sites are standard practice.

Our 20–30 inch propane planetary diamond grinders profile the entire slab evenly — no cords, no missed spots, no shortcuts. Every floor is mechanically ground to the correct concrete surface profile (CSP) for the system going down on top of it.

Coastal Georgia slabs carry moisture. We test every floor for moisture vapor transmission before a drop of product goes down — and apply a dedicated moisture vapor barrier when the readings call for it.

Cracks, spalls, and pitting get patched with fast-setting repair mortars and ground flush. Expansion joints are honored so slab movement never telegraphs through your new floor.

Which finish is right for my home?+
It depends on your slab and your style. Polished concrete needs reasonably sound concrete and rewards it with the most durable finish there is. Grind & seal is more forgiving of patched or imperfect slabs and keeps a natural look. Stain & seal is the pick when you want color and character. During the estimate we grind a test spot and show you exactly what your concrete can do.
What is a densifier and why does it matter?+
A densifier is a penetrating liquid — we use lithium silicate — that reacts with the concrete to grow additional hard mineral inside the surface. It makes the slab dramatically harder, more abrasion-resistant, and dust-proof. It's a core step in polishing and a smart upgrade under any sealed floor.
Is the grinding process dusty?+
Not the way we do it. Every grinder runs tethered to an industrial HEPA dust extractor that captures dust at the source. Interior grinding is one of the cleanest renovation processes you can have done in an occupied home.
Are these floors cold or hard to live with?+
Concrete runs cool in summer — a genuine perk in Georgia — and area rugs handle the cozy factor in winter. As for hardness, it's comparable to tile, without grout lines to catch dirt. Most owners say it's the easiest floor they've ever maintained: dust mop, damp mop, done.
Will polished concrete or stain work on my older slab?+
Usually, and often beautifully — older slabs frequently polish and stain with more character than new ones. Large patches, overlays, or badly cracked areas can limit polishing, in which case grind & seal or a stained floor may be the smarter route. We'll tell you honestly after we see it.
How long does an interior floor take?+
Most residential interiors run two to four days depending on square footage, slab condition, and finish level. Stained floors need an extra day for color work and cure. We'll map out the schedule before we start.
How do I clean and maintain it?+
A dust mop and a damp mop with a neutral pH cleaner is the whole program. Polished floors can be re-burnished years down the road to refresh the shine; sealed floors can be recoated if heavy wear ever calls for it. No waxing, no stripping, no special products.
