The Honest Middle Ground

Grind & seal sits between bare concrete and a full coating system — and for a lot of spaces it's the sweet spot. We grind the slab clean and smooth, harden it from within, and seal it under clear protective coats. The concrete's natural face stays on display: the swirls, the aggregate peeking through, the story the slab already tells. What changes is everything underneath your experience of it — no more dusting, no more staining, no more drinking in every spill.

Our five-step system goes beyond the basic "grind it and roll some sealer" job. After grinding, we treat the slab with a lithium silicate densifier that penetrates and hardens the surface from within. Then a penetrating base sealer ties into the densified concrete, and the finish is a premium urethane/siloxane hybrid topcoat — a two-front defense that most sealed floors simply don't have.

Why Urethane/Siloxane?

The hybrid chemistry is the special sauce. The aliphatic urethane side builds a tough, UV-stable wear film on top — the part that handles foot traffic, tires, and equipment. The siloxane side penetrates into the concrete and repels water and UV from inside the surface. Protection from the outside in and the inside out — which is why this finish thrives in places ordinary sealers fail, including outdoors.

Prep Is Everything

Ninety percent of coating failures trace back to poor preparation. That's why we never skip it — and never rush it.

The grind is half the name and more than half the work. Our 20–30 inch propane diamond grinders remove old coatings, laitance, and surface impurities and leave the slab uniformly open — the difference between a sealer that bonds for a decade and one that flakes in a season. SVX-series HEPA vacuums capture the dust at the source, so occupied shops and homes stay clean while we work.

Propane Diamond Grinders

Our 20–30 inch propane planetary diamond grinders profile the entire slab evenly — no cords, no missed spots, no shortcuts. Every floor is mechanically ground to the correct concrete surface profile (CSP) for the system going down on top of it.

Moisture Testing

Coastal Georgia slabs carry moisture. We test every floor for moisture vapor transmission before a drop of product goes down — and apply a dedicated moisture vapor barrier when the readings call for it.

Cracks, spalls, and pitting get patched with fast-setting repair mortars and ground flush. Expansion joints are honored so slab movement never telegraphs through your new floor.

Grind & Seal FAQ

How is grind & seal different from polished concrete?+
Polished concrete refines the slab itself to a shine with no film on top; grind & seal grinds the slab smooth and protects it under a clear film-forming sealer. Grind & seal is faster, more forgiving on imperfect or patched slabs, works outdoors, and costs less — polishing wins on ultimate lifespan. We'll tell you which your slab actually wants.
What sheen options do I have?+
The urethane/siloxane finish comes in low-sheen (matte) through gloss. Matte keeps the raw, architectural concrete feel; gloss deepens the color and reads more finished. We'll apply samples on your slab so you choose in your own lighting.
Why does "breathable" matter?+
Concrete on grade always carries some moisture, and it needs somewhere to go. Non-breathable films (like epoxy) can trap that vapor and blister or whiten. The siloxane component of our topcoat lets vapor escape while still repelling liquid water from above — which is why this system works where epoxy clear coats fail, especially outdoors.
Will it yellow in sunlight?+
No. The aliphatic urethane/siloxane chemistry is fully UV-stable — no ambering, no chalking. That makes it one of the few clear systems we'll happily install on exterior concrete like driveways, breezeways, and patios.
How long does it last, and what happens when it wears?+
Expect 7–15 years depending on traffic. When high-wear lanes eventually dull, maintenance is simple: clean, light abrasion, and a fresh topcoat — no grinding back to bare concrete, no starting over.
Can you seal over stained or colored concrete?+
Absolutely — grind & seal is the standard protective topcoat over stained floors. If you want color as part of the project, see our stain & seal service; it's this same system with a color stage added.
How long does the job take?+
Most floors take about two days — grinding, densifying, and base sealing on day one; topcoat on day two. Light foot traffic is typically fine the morning after the final coat.
